Warwick Lake, Viscount Lake and Baron Lake of Delhi and Laswary, and of Aston Clinton, died on 24th June, 1848, leaving a widow Elizabeth and two daughters Isabella and Elizabeth Lake.

 

Viscount Lake lived apart from his wife and his children by him - and lived with another woman by whom he had four children. His Aston Clinton estate was deeded to go to his legitimate family, and if he made no other arrangements his Tring Estate was to sold off and go to his illegitimate children. On the day of his death he made bequests to "each of my daughters, Isabella and Elizabeth Lake, now in Scotland, £2,000." He had no personal estate (i.e. cash or shares ) with which to pay this bequest - so should the £4,000 come from the sale of the real estate of Tring Park.  The matter went to Chancery and in July 1852 the sale of Tring Grove Estate was authorised by the court - with the expenses for all parties to come out of the estate.

TRING.

SALE OF THE ESTATES OF THE LATE VISCOUNT LAKE.

On Tuesday last, the estates of the late Viscount Lake were brought to the hammer by Mr. W. Brown, auctioneer, of Tring, at the Auction Mart, Bartholomew-lane, London. The estates of the late Viscount are situate in the parishes of Tring, Wigginton, and Puttenham, in the county of Hertford, Marsworth, in the county of Buckingham, and comprise the "Tring Grove Estate," divided into two farms, containing together upwards of 440 acres of highly productive arable and pasture land, extending from the town of Tring to within a short distance of the London and North-Western Railway; also, a farm of 40 acres, adjoining the Canal, at Little Tring; and another farm, containing about 112 acres. The greater part Freehold, and the remainder Copyhold of Inheritance, subject to a nominal fine of two year's quit rent in the manor of Tring, and one year's quit rent in other manors.

The sale room was densely crowded, and the property was put up in the following order:-

Lot 1. — A freehold estate known as Grove Park Farm, adjoining the road from Tring to the Railway Station, comprising farm-house and appropriate domestic offices, stabling divided into four compartments, chaise-house, granary, and two tenements, with a small homestead at the rear, and 108 acres 3 roods and 34 perches of wood, grass, and arable land. Apportioned land-tax, £13. 19s. per annum. Sold for £9,800.

Lot 2. — Freehold and copyhold property called the Tring Grove Farm, containing 296 acres 3 roods and 21 perches of arable and pasture land, lying very compact, bounded on three sides by excellent roads, with the Grand Junction Canal passing through the farm. The farm also comprises brick and tiled farm-house, barns, and stabling; also three cottages and gardens at Bulbourn, a dwelling-house (now used as beerhouse) with stable attached and a wharf. A barn, stable, and shed surrounding a yard on the bank east of the Canal. Portions of this lot are copyhold of the manor of Great Tring, subject to apportioned quit rent of £3. 6s. 11d. per annum, and a fine on death or alienation of two year's quit rent, and two heriots on death. Apportioned land-tax, £29 16s. 9d. Sold for £13,300.

Lot 3. — An Inclosure of Freehold Arable Land, adjoining the road from Tring to Dunstable, extending to the canal at Bulbourn, forming a most eligible site for a wharf and buildings, called Field Close, containing 3 acres, 2 roods, and 37 perches. Apportioned land tax, 7s. 6d. Sold for £515.

Lot 4. —  Cottage, wood-barn, and garden, at Marsh Croft; and two closes of Pasture and one of Arable, containing 19 acres, 1 rood, and 28 perches. A portion of the land is held of the Manor of Pendley, subject to a quit-rent of £1 16s. per annum, and a fine of one year's quit-rent on death or alienation. Apportioned land tax, £1. 18s. Sold for £1,120.

Lot 5. — Two Freehold Cottages and Granary, a small Farm Homestead, and another Cottage, garden, and orchard, held with the Grove Park Farm, and two closes of Pasture Land, containing 6 acres, 2 roods, and 12 perches. Apportioned land tax, 17s. per annum. Sold for £600.

Lot 6. — A piece of Arable Land, called Picked Close, containing 6 acres, 2 roods, and 18 perches. Apportioned land tax, 15s. 9d. per annum. Sold for £790.

Lot 7. — A Freehold and Copyhold Estate, called "Little Tring," adjoining the road from Tring to Wingrave, comprising a tiled farm house, barns, and stables, surrounding a farm yard, and 40 acres of Land. Of this lot 12 acres are copyhold of the Manor of Great Tring, subject to a quit rent of £1 per annum, and fine of two year's quit rent on death or alienation. Apportioned land tax, £3. 19s. Sold for £2000.

Lot 8. — An Inclosure of Freehold Arable Land, called Dell's Wood Field, at Geary's Hill, Wigginton, containing 3 acres, roods, and perches, with Common Right upon Wigginton Common. Land tax, 5s. per annum. Sold for £275.

Lot 9. — A Freehold Farm, in the parishes of Puttenham, Marsworth, and Tring, comprising a brickbuilt farm house, a farm yard, agricultural buildings, and 111 acres, 3 roods, and 2 perches of Grass and Arable Land. Land tax, £15 5s. 4d. Sold for £5,000.

The whole of the above property was sold pursuant to a Decree of the High Court of Chancery, made in several causes, with the approbation of His Honor Vice-Chancellor Sir Richard T. Kindersley, and produced in the aggregate £33,400.
